hereinafter called the grantee.
(wherever used herein the terms "grantor" and "grantee
include all the parties to this instrument and the heirs,

WITNESSETH: That the grantor, for and in consideration of the sum
of $ 10.0o and other valuable considerations, receipt
whereof is hereby acknoa•~3dged, by these presents does grant,
bargain, sell, alien, remi~e, release, convey and confirm unto
the grantee, all that certain land situate in St. Lucie County,
Florida viz:
UN~T 60 of Windmill Village, Condominiwn No. 1, according to
the Declaration of Condaainitun thereof as recorded in Official
Record Book 189 on pages 1887 through 2007, inclusive, of the
Public Records of St. Lucie County, Florida, together with all
of the appurtenances to said Unit.
Subject to the following: All of the provisions of the Declaration
of Condominiiun of Windmill Village By The Sea Condominium No. 1 as
recorded in Official Record Book 189.on pages 1887 through 2007,
~ including the Exhibits attached thereto and Taxes for the current
year and restrictions, covenants, easements, and reservations of
record.

TOGETHER with all the tenements, hereditaments and appurtenances
; thereto belonging or in anywise appertaining. .

~ ~ TO HAVE AND TO HOLD, the same in fee simple forever.

` AND the grantor hereby covenants with said grantee that it is law-
fully seized of said land in fee simple; that it has good right and
lawful authority to sell and convey said land; that it hereby fully
warrants the title to said land and will defend the same against
the lawful claims of all persons whomsoever; and that said land is
free of all encumbrances. However, this sale is made subject to .
the Declaration of Condorainium and all other condominium iastru-
ments, restrictions and easements of record, and taxes accruing
subsequent to December 1973 .
IN WITNESS WHEREOF, the grantor has caused these presents to be
executed in its name, and its corporate seal to be hereunto af -
