and BEN D. EMERSON, 708 South 6th Street, Fort Pierce, Florida,
hereinafter called PURCHASER. ~
WITNESSETH:
1. Seller, in consideration of the sum of THREE HUN-
DRED TEN THOUSAND DOLLARS ($310,000.00) to Seller to be paid
as hereinafter provided, hereby agrees to sell and convey and
Purchaser hereby agrees to purchase, the follawing described
land in St. Lucie County, Florida, to wit:
Lots 1 through 13, both inclusive, less the
' North 30 feet of Lots 9 and 13 , in Block 5; .
Lots 1 through 13, both inclusive, less the
North 30 feet of Lots 9 and 13 , in Block 6;
Lots 1 through 13 , both inclusive , in Block
10; and Lots 1 through 13, both inclusive, in
Block 11; all in OCEAN VIEW SUBDIVISION, as
per plat thereof on file in Plat Book 6, at
- page 61, of the public records of St. Lucie .
County , F lorida .

E 2. Purchaser, in-consideration of the mutual promises

~ and agreements herein contained and hereina~ter set forth,

agrees as follaws:
The purchase price to be paid by the Purchaser to
the Seller is THREE HUNDRED TEN THOUSAND DOLLARS
~ ($310,000.00) , payable as follaws:
(a) Four Thousand Dollars ($4,000.00) upon the
signing of this Agreement paid by Purchaser to
Seller; -

(b) Eighty-six Thousand Dollars ($86,000.00)
~shall be paid by Purchaser at closing by cashier's
or certified check; •

(c) The balance of the existing mortgage dated
~ April 27, 1972, from WILLIAM L. CASEY CO., INC.
~ to CONEMAUGH, INC., having an approximate prin-
~ cipal balance of One Hundred Sixty Thousand Dol-
~ lars ($160,000.00) shall be asswned by Purchaser
~ at closing; ~

(d) The balance o~ approximately Sixty Thousand ~

~ Dollars ($60,000.00) shall be evidence by a pur- ;
~ chase money second mortgage and promissory note ~
