13. All electrical and telephone service lines to individual lots shall be un~ierground

be permitted on the premisea; except that not more than two (2) in number of any
apeciea of houeehold pets may be kept by the owner on the premises . Litters of dogs and/
or ~~cata shall be removed from the premises not more than one hundred twenty (120) days

15. No docks on waterways are to be built directly opposite thoee on the other side,
but are to be staggered by a minimal dietance of 100 feet. Any docks are to be parallel
to the ehoreline and one side being directly attached to land and not more than four (4)
feet in width . No off-ehore tie pilinge allowed beyond dock .
16. No seawalls permitted; exception may be permitted with the use of contoured seawalls
to con ro -conditie~- caf erosion not poesible to oontrol by other methods . Such
permission must be obtained in writing from the Grantor, his heirs or assigns . Such
permission will then only be given for very limited areas .
17. Housea to have a setback from the water not less than thirty (30) feet.
18 . The septic tank drain field is to be located on the lot eide away from the water
and on the side nearest the road .
19. Minimum lot size will be one (1) acre .
i 20 . In the event that the Grantee , his heirs , administrators , or assigns ahall violate or
i fail to carry out any or all of the covenants, oonditions, or restrictiona hereinabove provided,
~ proceedinga to enforce oompliance therewith by injunction or other suit or otherwise may
~ be brought, at the option of the Grantor, his heirs or assigns. Any owner of other lots
~ may proceed similarly . No failure or omisaion to bring auch suit or take such otber
proceedings as may be deemed necessary shall be held to be a waiver of any right in the
Grantor, his heira or asaigns , or in any lat owner to enforce oompliance therewith .
~ 21. Theae covenante are to run with the land and shall be binding on all parties and on all
persona claiming under them until January 1, 1896.
