AND the grantar hereby covenants with said grantee that it is law-
fully seized of said land in fee simple; that it has good right and

the lawful claims of all persons whomsoever; and that said land is
free of all encumbrances. However, this sale is made subject to
the Declaration_of Condominium and_all other condominium instru-
ments, restrictions and easements of record, and taxes accruing
subsequent to December 197 3.
