lawful claims of all persons Nt~omsoever, and agrees:
1. To a~ake ali payments required by that note and this mortgage promptly
when due.
2. To pay all taxes, assessa~ents, liens and encumbrances on that property
promptly when due.
If they are not praaptly paid the Mortgagee may pay them without waiving the
option to foreclose, and such pay~ents, +vith interest thereon from tfie date of payment
at the sane rate as specified in that note, sha1T also be secured by tfiis Mortgage.
3. To coauit, pe~nit, or suffer no riaste, impairme~t or deterioration of
the mort9a9~ P~''oPerty-
4. To pay all expenses reasonably incurred by the 1~'ortgagee because of fail-
ure of the Mortgagor to comply.Mith the agrees~ents in that note or this Mortgage, in-
cluding reasonable attorney's fees and title searches. The cost ti~ereof, with in-
terest thereon froa the day of payment at the same rate as specified in that note,
shall also be secure+d by this Mortgage.

7. The rents an~ profits of the mortgaged property are also hereby mort-
gaged and if proceedings to foreclose this mortgage shall be instituted, the court
having 3urisdiction thereof sfiould appoint a receiver of the mortgaged property
and apply those rents and profits to the indebtedness hereby secured, regardless
of the solvency of the Mortgagor or the adequacy of the security. ~
