Tenant will, at its own expense, keep and maintain in good order and repair during the ~ ~ j full term of this lease the exterior and principal structural portions, including roof and exterior walls, of the building constructed on the demised premises as well as all other parts ~ i~ _ I of the demised premises, including without limitation the entire ~ 1 I ~ interior and all w~ndow glass, plate glass, plumbing, wiring, , . electrical s stems and heating and air-conditioning systems; and ~ ,s y ~ Tenant will, at the end of the term of this lease, deliver the ~ ~ _demised premises to the Landlord in as good condition as they- ~ were when received by it, excepting only normal wear and tear ; i+ { and repairs required to be made by Landlord. i ` 10. Damaqe or Destruction by Casualty. If the demised ~ ~ ~ Ei i: premises are damaged or destroyed during the term of this lease ~ j i`: - ~ by fire or other casualty cov.ered by the ordinary fire insurance ; ~ policy with extended coverage, Tenant shall ~jive immediate ' I i' written notice thereof to Landlord; and Landlord will reconstruct ~ i; ~ the demised premises or repair such damage as promptly as j 4 i~: practicable. _ ' ~ ` 11. Utilities. Signs. Indemnity.
