That if the eaid parties of the secon8 part ah~ll first

on their part to be made and performed, the said parties of the
first part hereby covenant and agree to convey and assure to the
said parties of the second part, in the estate aforesaid, and
their heirs, executora, adminfstrators, succeasors or assigns,
in fee simple, by n qood end suff icient warranty deed of convey-- _
