GENERAL PROVISIUi~IS
Section 1, Duration, The cc~venants Qnd restrictions of this Declaration snall :

or the 4wr.er-ol' any~a-'nd subject to this Declaration and tlieir respective leg~l representatives,
heirs, successors, and assigns, for a term of twenty (20) years from the dvte this Declaration is
recorded, after which time said covenants snall be automotically extended for successive periods
oF ten (10) yeurs unless an i~strument signed by the then Owners of two-thi~ds (2/3) of the Lots
and Dwelling Units has been recorded, agreeing to change said covenants and rest~ictions in whole
or in part, For pvrposes of ineeting the two-thirds (2/3) requirement, when Dwelling Units are
counted, the Lot or Lots upon which such Dwelling Units are situated sholl not be counted. An
agreement to change these covenants and restrictions shall not be effecti~•e unless made as an
Amendment in accordarce ~vith Section 5 below or macle as set forth nbove and recorded three {3)
years in advonce of the effective date of such c~ange.
Section 2. Notices. Any notice required to be sent #o any Member or Owner
un~ier thz provisions of this Declaration shall be deemed to have heen properly sent w{~en mailed,
postpaid, to the last known adc~ress af thz person wno appears as Member or Owner on t~~e records
of the Association at the time of suc~ mailing.
Section 3. Enforcement. Enforcement of these covenants ond restrictions thal!

the land to enforce any lien created b~r these covenants; and failure by the Association or any Owner

righr to do so thereafter. In addition, D~nveloper sholl hove the right whenever there shall have
been built on any Lot any structure whicn is in violation of these covenants and restrictions, to
enter upon the property v~here such violation exists and summorily abate or remove the same at the
expense of the Owners; and such entry and obatement or removal shall not be deemed a trespass.
Section 4. P.equirement to Act Reasonabiy. The Association and its Boord
