of the State of Florida, party of the first part, and FLORIDA HERITAGE
GROUP, INC., a Florida corporation of 5353 North Federal Highway, Ft.
Lauderdale, of the County of Broward, State of Florida, party of the ~
second part;
W I T N E S S E T H, \
that the said party of the first part, for and in considera-
tion of the sum of ten dollars and other good and valuable considera-
tions, to it in hand paid by the said party of the ~econd part, the
receipt whereof is hereby acknowledged, has granted, bargained and
sold to the said party uf the second part, its heirs and assigns for-
ever, the following described land, situate, lying and being in the
County of St. Lucie, State of Florida, to-wit: ~

its appurtenances according to said Declaration, Which Declara- -

It is the intention of Grantor to convey to Grantee, in addi-
tion to the conveyance reflected above, all right, title and _
interest of Grantor in the entire condominium regime and in
all condominium doci~ments, so that Grantee shall assume the
same position as Grantor as of this date with regard to same.
This conveyance is made subject to taxes forlhe year 1974
and subsequent years, zoning, restrictions, prohibitions
and other requirements imposed by governmental authority,
rest*_-ictions and matters appearing on the plat or otherwise
common to the area, that certain mortgage dated October 2,
1972 in favor of Fidelity Mortgage Investors, a Massachu-
~ setts Business Trust and recordc•a in Official Records Book
~ 206 page 2617, public records of St. Lucie County, Florida,
which mortgags, by the acceptance of this instrument, Gran-
