THIS IS A PURCHASE MONEY FIRST MORTGAGE. -

Providing Mortgagor is not in default under this mortgage, ! -
Mortgagee hereby agrees to release from the lien of this ~
mortgage, h~ginning with the first annual principal pay-

ment, contiguous parcels of land at the release price of
$6,250.00 per acre, provided that each parcel released
~ irom the lien of this mortgage after the first parcel'released
shall be contiguous to the parcel previously released and each '
subsequent parcel released shall be contig•ious to the last ~
~ preceding parcel releasedi said releases to begin in (See page 2) ~
~ Mortgagee hereby waives its right to obtain a deficiency judgment

Mortgagor covenants and agrees that it will at all times properly
spray, fertilize, water, irrigate, cultivate, care for and

~ like manner as said groves are usually maintained in St. Lucie
County, Florida, and i* shall be lawful for the Mortgagee,

premises for the purpose of inspecting the condition of said
j groves. The pruning, hPdging or replacement of citrus trees
