for thirty days after written notice from Mortgagee to Mortgagor.

~ In the event this ~rtgage shall become in default under any

~ written notice thereof has been provided by Mortgagee to Mortgagor,
p Mortgagee shall have the right to have a receiver appointed
to assure that Mortgagee will from that point thereafter be
entitled to receive the net proceeds of the sale of all fruit
harvested from the groves on the encumbered property in order
