instance shall include the Mortgagor's heirs, exetutors, successors, legal representatives, and ass+g~s, including all sub- ;

wherever the context so requires or admits, as parties of the first par?, and CONIMUNITY FEDERAL SAVINGS AND LOAN
ASSOCIATION OF RIVIERA BEACH, a corporation existing under the laws of the United States of America, hereinafte~
called the Mortgagee, which term as used in every instance shall include the Mortgagee's successors, legal represe~ta- ~
tives, and assigns, as party of the second part. :
WITNESSETH, That for divers c~ood and valuable considerations, and also in consideration of the aggregate
sum of money named in the promissory note of even date herewith, hereinafier described, the Mo~tgagor does grant, \
bargain, sell, alien, remise, release, convey, and mnfirm unto the Mortgagee, in fee simple, the following described
real estate, of which the Mortgagor is now seized and possessed, ond in actual possession, situate in the Couny of
St. Lucie . State of Florida, tawit:
Condominium Unit F of Tract 4 toget~her with all appurtenant rights in and
to the common areas and all leasehold rights pertaining thereto of VILLA
DEL SOL CONDOMIl~TIUM, according to the Declaration of Condominium
thereof recorded in Condominium Book 1, at page 1, as amended in, Condo-
minium Book 1, page 19 and Condominium Book 1, pages 20 through
22 , AND in Official Records Book 182, at Page 1323, of the Public
Records of St. Lucie County, Florida, as amended and supplemented by '
amendments thereof filed on October 28, 1970 in O. R. Book 187, Page 279;
November 14, 1972 in Official Record Book 208, page 1480, and on June 13,
1973 in O. R. Book 215, page 794, and on July 19 , 1974 in Official Record
Book 229 , page 2535 respectively, amongthe public records of St.
Lucie County, Florida.

~ TOGETHER with all structu~es and improvements now and hereafter on said land and the fixtures a»ached
thereta and ali rents, issues, proceeds, and profits acc~uing and to accrue from said premises all of which a~e included
~ with~n the for~going description and the habe~dum hereof. Also all gas, steam, electric, water and other heating,
cooking, refrigerating, tighting, plumbing, ventilating, irrigating, a~d power ~ systems, machines, appliantes, fixtures
and appurtenances, which now or may hereaher pertain to or be used with, in or on said premises, even though they
= may be detached or detachable.
~ iT IS PAUTUALLY COVENANtED AN~J AGREEO by and between the parties hereto that upon request of the Mort-
~ gagor, the Mortgagee may hereafter, at its option, at anytime within twenty (20) years frem the date hereof and be-
~ fore full payment of this mortgage and notes secured hereby, make further advances to the Mortgagor and any such
~ further advances, with interest, shalt be secured by this mortgage and shall be evidenced by an additional note then

~ vnpaid, and the total amount of indebtedness that may be secured by this mortgage may decrease or ~ncrease from time
ro time, but the total unpa~d balance so secured at any one time shall not exceed the maximum principal sum of
~ ~ 47yQ00._00 together with interest thereon and any and all disbursements made by the Mortgagee for the
payment of taxes, levies, or insurance on the property mvered by the lien of this mortgage with interest on such disburse-
~ ments at the rote specified in the note ~eferred to in this mortgage, and for reasonable attomey's fees and court costs
incurred in the collection of any or all of such sums of money.
