instance shall intlude^the Mortgagor's heirs, executors, successors, legal representatives, and assigns, including al) sub-
sequent grantees, either voluntarily by act of the parties, or involuntarily by operation of law and shall denote the
singular and/or plural, and the masculine and/or feminine and the natural and/or artificial persons, whenever and
~rherever the mntext so requires or admits, as parties of the first part, and COMMUNITY FEDERAL SAVINGS AND LOAN
ASSOCIATION OF RIVIERA BEACH, a corporation existing under the laws of the United States of America, he~einafter
called the Mortgagee, which te~m as used in every instance shall include the Mongagee's successors, legal ~epresenta-
tives, and assigns, as party of the second pa~t. .
WITNESSETH, That for divers good and valuable considerations, and also in consideration of the aggregate
sum of money named in the promissory note of eve~ date herewith, hereinafier dexribed, the Mortgagor does grant,
bargain, sell, alien, remise, release, convey, and confirm unto the Mortgagee, in fee simple, the following deuribed
real estate, of which the Mortgagor is now seized and possessed, and in actual possessio~, situafe in the County of
St. Lucie . State of Florida, to-wit:
Condomi.nium Unit K of Tract 3 together with all appurtenant rights in and to
the common areas and all leasehold rights pertaining thereto of VILLA DEL
SOL CONDOMIIVIUM, according to the Declaration of Condominium thereof
recorded in Condominium Book 1, at page 1, as amended in Condominium
Book 1, page 19 and Condominium Book 1, pages 20 through 22, AND in
Official Records Book 182, at page 1323, of the Publi~c Records of St. Lucie
County, Florida, as amended and supplemented by amendments thereof filed
on October 28, 1970 in Official Record Book 187, page 279; November 14, 1972
in Official Record Book 208, page 1480, and on June 13, 1973 in 4fficial Record
Book 215, page T94, and on July 19, 1974 in Official Record Book 229, page
2535, respectively, among the public records of St. Lucie County, Florida.

~ TOGETHER with all strudures and improvements now and hereafter on said land and the fixtures attached
~ thereto and aN reMs, issues, proceeds, and profits accruing and to accrue from said premises all of which are included
within the foregoing desc?iption and the habenctum hereof. Also a!I gas, steam, electric, water and other" heating,
_ cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power systems, machines, applianoes, fixtures
~ and appurtenances, which now or may hereahe~ pertain to or be used with, in or on said premises, even though ihey
~ may be detached or detachable.
~ IT IS IAUTUAILY COVENANTED AN~J AGREED by and between the parties hereto thar upon request of the Mort-
~ gagor, the AJlortgagee may hereafter, at its option, at anytime within twenty (20) years from the date hereof and be- >
~ fore full payment of this mortgage and notes secured hereby, make further advances to the Mortgagor and any such t
~ further advances, with interest, shall ~e secured by this mortgage and shall be evide~ced by an additionat note then
unpaid, and the totat amount of indebtedness that may be secured by this mortgage may decrease or increase from time
~ to time, but the total unpaid balance so secured at any one time shall not exceed rhe mazimum principal sum of ~

~ payment of taxes, levies, or insurance on the property mvered by the lien of this mortgage with interest on such disburse-
