erected thereon. together with and including all of the boilers. machines. heating piant. lighting plant, and all
plumbing apparatus. fixtwes. appliances,• ventilating equipment. toilets, basins, elecuic heating and IiBhting
plants, lighting Cixtures, power machinery, plant or plants for running and operation of passenger ot other ele-
vators. inc{uding passenger and other elevators. venetian-blinds. refrigerators. ranges. awnings and shutters. now
or herea[ter located in the building upon said land. and ai! other machinery, appliances and apparatus nuw or
hereafter placed on said premises. either in renewal or replacement of fixtuces, machinery, appliances and ap-

~ And the Mortgagor covenants with the Mortgagee. that the !lbrtgagor has full power and lawful right to
convey said land in fee simple as aforesaid; that it shall be lawful for the Mortgagee at all times pcaceably and
~ quietly to enter upon. hold. occupy and enjoy said land: that said land is [ree from all encumbrances except as
may be herein described; that the Moctgagor will make such further assurances to perfect the fee simple title to
said land in the Mottsagee as may reasonably be required; and that the Mortgagor hereby fully warrants the title
to said land and will defend the same against the Iawful claims of all persons wh~msoever.
