The Board of Directors of the Association may enter into a con~ract with any firm, person or corporation, for the maintenance ~:13 re~air of the condominium property, and may join with other co:~3ominium corporations in contracting with the sa~ firm, person o•r corporation for maintenance and repair. B. There shall be no material alterations, or substantial additions to the cor•unon elements or limited common elements, except as t:~e same are authorized by the Board of Directors, and ratified by the a~firmative vote of voting members casting not less than seventy-f ive (7596) per cent of the total votes of the members of the Association present at any regular or special meeting of the _ . , _ ~ r,,,-.,~,~P • urovided the aforesaid altera- unit owners ca~~~.• L~L V~aK ~ r~-~-- i tions or additions do not prejudice the right of any unit owner unless his consent has been obtained. The cost of the foregoing shall be assessed as common expenses. Where any alterations or i additions as aforedescribed are exclusively or substantially i exclusively for the benef it of the unit owner(s) requesting same, j then tne cost of such alterations or additions shall be assessed ; agaiast and collected solely from the unit owners exclusively or ~ substantially exclusively benef itting and the assessment shall be levied in such proportion as may be determined as fair and equitable by the Board of-Directors of the Association. Where such alteratior?s or additions exclusively or substantially exclusively benefit unit ~ owners requesting same, said alterations or additions shall only be made when authorized•by the Board of Directors and ratified by not less than seventy-f ive (75%) per cent of the total votes of t:1e unit owners exclusively or substantially exclusively benef itting therefrom, and where said unit owners are ten or less the approval of all but one shall be required. - C. Each unit owner agrees as follows: ~ 1.
