HomeMy WebLinkAbout2225 f ~ ~ LIMITED COMMON ELEMENTS Those areas reserved for the use of a certain unit owner or certain unit owners to the exclusion,of other unit owners are designated limited common elements and are shown and located on t:~e surveys annexed hereto as Exhibit l. Any expense for rr.aintenance, repair or replacement, shall be treated as and paid zo: as a part of the common expense of the Association. Should i said maintenance, repair or replacement be caused by the negligence or nis-use of a unit owner, his family or guests, servants and iavitees, he shall be responsible there~or, and the Associatio: sa411 have the right to levy an assessment against the owner o~ s~ia unit, which assessment shall have the same force and effect ss all other special assessments. Where the limited common elements consist of screened pox~ches the Condominium unit owner or owners wr.o have the right to exclusive use of said screened porch shall Le responsible for the maintenance, care, preservation and rer~acement of the screening on said screened porch at his own cos~ and expense just as though said screening were a part of the ir.~erior of said unit owners condominium unit.
