by Sublessor,irr the same manner as a mortgage lien may be foreclosed
and Sublessees hereunder jointly and severally promise to pay all costs,
including Attorneys fee, incurred by Sublessor as a result of a fore-

COSTS AND ATTORNEYS FEES. In any proceeding arising because of
a default by one of the parties, the nondefaulting party shall be able
