Sublessee shall pay and does hercby agree to pay Sublessor at such place as Sublessor may designate from time to time, in writing, a lease payment for the use of the premises as follows: An`annual rental of FOUR HUNDR~D AND ~0/100 DOLLAcRS' (s400.00) . 3.1 The first payment t~ become due at the time of delivery of the Warranty Deed on the Suble~ssee's ~ondominium unit. 3.2 The first payment to be prorated to the first day of July, 1969, and therQafter payments to be due on or before the first day of July of each year for the balance of the term of the_Sublease. 3.3 Rental is subject to the increase in accordance with the provisions of Paragraph 2S of the Lease between LANDMARK VILLAS, INC. and VILLA DEL SOL, INC. - 4 DUTIES OF SUBLESSOR. The Sublessor agrees to perform all of the duties and obligations to be performed by the Lessee under the provisions of Paragraphs S, 6, 7, 9 and 23 of the lease between LANDMARK VILLAS. INC, and VILLA DEL SOL, INC., and the Sublessee agrees to pay i ! promptly to the Sublessor on demand a prorata share of all costs and ~ 6 t j expenses incurred by the Sublessor iri fulfilling the above obligations.
