above described land, which said fixtures, machinery, appliances and appurtenances the Mortgagor wanants shall be
free from any encumbrances, retention of title or other claims in favor of eny other person and that this deed shall be a {

said land in fee simple as aforesaid; that it shall be lesvful for the Mortgagee at all timea peaceably and quietly to enter ~
~ upon, hold, cecupy and eniov said tand: that said land is free from aU encumbrances except as map be herein described:
~ that the Mortgagor will make such further aeaurances to perfecc the fee simple title to aaid land in the Mortgagee as may
~ reaaonably be required; and that the Mortgagor hereby fully werrants the title to said land and will defend the same
