a default in the above mortgage shall be considexed a default of

~ It is agreed that this mortgage shall secure any future advances i
~ or loans made by the mortgagee to the mortgagor at any time with- t
H in ten (10) years from the date hereof to the same extent as if
~ such future loans or advances were r.iade on the date of the exe-
cution of this mortgage; provided, however, that the total un-
paid balance of the indebtedness secured by this mortgaye at
any one time sha1Z not exceed a maximum principal amount equal
to 200 per cent of the principal amount originally seeured here-
by, plus interest on such maxirium principal ar.~ount and any dis-
bursements r.lade for the payment of taxes, levies ar insurance
on the gropert~~ covered by this mortgage, with interest on such
disbursemeiits. The making of such further or future advances
or re-a3vances shall be optional with mortgagee. Such advances
