40 East, lying east of the R/W of the Florida East Coast Railroad Company. Ex-
cepting, however, that part of said land described in Deed Book 23, Page 209, and ~
in Deed Book 50, Page 153, shown, and also; That part of Government Lot 3, Section
21, Township 34 South, Ranqe 40 East, described as follows: Beginning at the SW ~
corner of said Lot 3, thence run North 10.10 chains on the West boundary on said
Lot 3 to the starting point; thence run East 7 chains, more or less, to the ,
Indian River; thence in a Northerly direction along the shores of the Indian '
River 3.30 chains; thence run West 6.20 chains, more or less, to the West line of f
said Lot 3; Thence South along the West boundary of said lot a distance of 3.18
chains, more or less, to the place of beginning, together with riparian rights. ;
