~ _ The Homeowners Rssociation caa asaess, in addition to
tha above $10.00, amounts necessary to provide utility services
including, bst not limitod to, garbage collection and sewage
disposal.
~ The Hooeowners Association can iurther charge interest
at 10`~ per.annun, plus a late ch~rge of $1.50 for lats paymenta
due hereunder or under paragraph 10, hereof.
The Homeo~rners Association shall have a lien on the _
unit of aay member who fails to pay any assessment whea due for
the amouat of the assessment and any late charge and interest.
Said lien shall attach immediately upon the payment nt~t being
made when due, but shall be inferior to any liens under gara-
graph 10 hereof.
12. No trucks, or other commercial vehi.cles aith a rated
load capacity of one (l.) ton or more shall be permitted to be
parked 3n WIND1[ILL VILLAGS BY THS SBA, UNIT 2, for a period of
more than four (4) hours, unless the same ia presept and necessarq
in the actual construction or repair of any building.
13. All garbage and trash containers, oil tanks, water
pumps and tanks, and bottle gas tanks must be underground or place
in walled-in areas in order that they ~vill not be vieible fron
surrounding properties. No unsightly structure shall be per~aitted
for this purpose, and all such structurea mu~t be approved by the
Hameowners Association. - ~
~ 14. There is hereby reserved to the Grantor, its successor~
f and assigns, a utilitq easement over the rear 6 feet of the lot
being coaveyed hereby. The rear of the lot shall be deem~d the
portion of the lot furthest from the street line.
15. Grantee hereia, by acceptance of this Deed, shall be-
come a member of Aomeowners Association. Such membership shall
automatically pass to any grantee, assigns, successor or heir
upon their acquiring title to the property hereia conveyed.
Resignation as a member aill tiot affect any obligations by Grantee
under the provisions of this Deed.
16. All leases, initially for a period of over one year, or
which eatead over one year by reaewal or teaancy at vrill or suffer
ance, shall require approval of Homeowaers Association. If the
original lease is over one year, the approval shall be before the
lease is eaecuted. If the initial lease is less than one year, '
but continues as aforesaid, over one year, ttie approval shall be
obtained within 30 days alter the Yirst year has eapired. The
Homeo~vners Association approval will not be arbitrarily or un-
reasonably withheld. The Homewowners Association arill approve or
disapprove a lease within 30 days of the time of receiving such
request, supported by such information as it may reasonably
require. If Homeowners Association does not approve or disapprove
the application aithin that period of time, it shall be preeumed
the application ~vas approved.

17. In case the grantee, their heirs, legal repre8entatives,
successors or assigas, shall violate, or fail to carrq out any or
all of the stipulated conditions, proceedfngs to enforce complianc
