subject to a first mortgage held by J. Burr Bartram covering the North one-half

~ first mortgages shall be deemed as a default under this Purchase Money Mortgage,
~ and the holder hereof-reserves the right to aceelerate the unpaid balance of princi-
~ pal and accrued interest hereunder and forthwith take such steps as may be deemed _
~ ~ necessary in.order to protect their interest hereunder in the event of such default.
