located therein to secure to~Sublessor Sublessee's performance of all
of Lessee's duties hereunder, including, but not limited to, the
payment of rent. The lien created by this Lease shall be~subject and
inferior only to the lien of a valid first mortgage placed upon the :

of said condominium unit. The lien granted hereby may be foreclosed ~
by Sublessor in the same manner as a mortgage lien may be foreclosed

COSTS AND ATTORNEYS FEES. In any proceeding arising because of
a default by one of the parties, the nondefaulting party shall be able
to collect reasonable attorneys fees, expenses and costs arising from
the de~ault. ,

CONDITIONS. This Agreement shall.be binding upon and enure to ~
-the benefit of the heirs, successors, assigns and personal represen-
tatives of the parties. ~
