MORTGAGE
The Mortgagor. Judith H. McCabe, in consideration of the
principal amount specified in the promissory note described below,

received from the Mortgagee, hereby mortgages unto the Mortgagee,
' Marie V. Huff, the resl property described on attached Schedule
A. T'his mortgage secures a promissory note of even date herewith,
given by the Mortgagor to the Mortgagee, in the principal swn of
$46,075.09.
Z'he Mortgagor agrees to make all payments required by
said note and this mortgage promptly when due; to pay all taxes,
assessments, and 1-iens with respect to tlze mortgaged property .
before the same become delinquent; to com~?it, permit, or suffer }
no waste, impairment, or deterioration of the mortgaged property;
and to pay all costs of collection, including attorneys' fees,
reasonably incurred by the Mortgagee because of failure of the
Mortgagor to comply with the agreements in said note or this
mortgage, or either.
If the Mortgagor fails to pay any taxes, assessments, or
, liens with respect to the mortgaged property before the same become ~
delinquent, the Mortgagee may pay the_same without waiving the
f option to foreclose, and such payment shall become part of the
i indebtedness secured by tliis mortgage, shall become due and payable

~ forthwith, and shall bear interest at the same rate specified in
said note. ~
If any payment required by said note is not made when
due or within 30 days thereafter, or if any agreement in this
mortgage is materially bresched and the breach is not cured and
~ remedied within three days after the Mortgagee has given notice
~ tlzereof to the Mortgagor, thers the Mortgagee may declare the entire
~ unpaid balance of said note accelerated and due and payable forthwith,
~

~ and the failure to exercise said option shall not waive the right
~
to exercise it in the event of a continuing or subsequent default.
