awards, damages, and settlements hereafter rendered or paid and
resulting from condemnation proceedings with respect to the
mortgaged property or the taking of the mortgaged property or any
part thereof under the power of eminent domain, and the Mortgagee
may require that any sums so payable shall be applied upon the
indebtedness secured by th is mortgage.
If ttie Mortgagee institutes proceedings to foreclose
th is mortt~age, the Mortgagee shall be entitled to the appointment ~
of the receiver to take possession of the mortgaged property,
collect the income and profits therefrom, and apply them as
directed by a court of competent jurisd~iction, regardless of~the '
solvency of the Mortgagor or the adequacy of the security.
The Mortgagor agrees, for so long as any part of the
indebtedness secured by this mortgage remains unpaid, to preserve,
protect, care for, and maintain in a productive condition the ~
citrus grove upon the mortgaged property, such care and maintenance
to include all reasonable and necessary cultivation, spraying,
dusting, pruning, fertilization, irrigation, protection against
j damage by freezing and fire, and replanting trees when AE@C~@CI~
! all to be done in a good and husbandlike manner and in accordance

~ with methods of citrus grove culture generally accepted and

~ - approved in the county where the grove lies. If the Mortgagor
fails to comply with the foregoing agreement, the Mortgagee,
in addition to other remedies for breach of the agreements
contained in this mortgage, may take reasonable steps to preserve, -
protect, care for, and maintain the citrus grove, and any
expenses reasonably incurred by the Mortgagee in so doing shall
, become a part of the indebtedness secured by this mortgage, shall
~ become imanediately due and payable, and shall bear interest at the
~ same rate specified in said note. Nothing herein shall obligate

~ the Mortgagee to take any action to preserve, protect, care for,
and maintain the citrus grove, and the failure of the Mortgagee
~
