DEED OF CONV~YANCE
THIS DEED, made this 26th day of September , 1974, by and
between • HUTCHINSON 1SLAND I.IMITED PARTNERSHIP, a Florida Limited
partnership, as Grantor, Party of the First Part, and
M. Dorothy Mann, Capstan 113, 2400 South O~ean Drive,~
party(s) of the Second_ Part: Fort Pierce, FL 33450
~ WITNESSETH:
That the Party of the First Part, for and in consideration to the sum of Ten ~
Dollars and other good and valuable considerations to them in hand paid by the said
Party(s) of~ the Second Part, the receipt whereof is hereby acknowledged, has granted,
bargained and sold to said Party(s) of the Second Part, heirs as~d assigns forever, the
following described real property, located and situate in the County of St. Lucie and
State of Florida, as follows: -
Condominium Parcel No. 113 of CAPST~?N I, according
to the Declaration of Condominium thereof, recorded in Official
Record Book 2 3 2 , at Page 6I9-71 of the Public
Records of St. Lucie County, Florida. ~
This conveyance is subject to and by accepting this deed the Party(s) of the
Second Part do hereby agree to assume the foUowing: -
l. Taxes for the current year arid subsequent years. _ .
2. Conditions, restrictions, limitadons, reservations, easements
and other matters of record.
3: The Declaration of Condominium and Exhibits attached
thereto. ~

; 4. The Articles of Inoorporadon, By-Laws and Declaration of
; Covenants and Restrictions of Ocean Village Property
~ - Owne~' Association, Inc., a Florida non-profit corporation,
the provisions of which documents run with the land. The
- ~ Grantee(s) assumes the obligations of a member of said
~ Property Owneis' Association. ,o~

'Ihe benefits and obligations hereunder shaU inure to and be binding upon the heirs,
~ executors, administrators, successors and assigns of the respective parties hereto. The ~
Grantor does hereby fully warrant the title to all the premises hereby conveyed againsf
all and every person(s) whomsoever, lawfully claiming by, through or under the Grantor
herein; and will defend the same against the lawful claims of such persons claiming by, _
through or under the said Grantor, as well as the lawful claims of all persons whomsoever.
