ARTICLE VI: S~?RE OF COMMON EXPENSES ~

AND COMIKON SURPLUS ;
Each apartment owner shall be liable for that proportion
of the common expenses and shall own that proportion of the ,
common surplus as shall equal his undivided share in the common
elements appurtenant to his apartment.
ARTICLR VII: OPBRATION OF THE CONDOMINIUM
The condominium shall be operated by the Association which
shall undertake and perform all acts and duties incident to
such operation in accordance with the provisions of this
Declaration and the Articles of Incorporation and By-Laws of
the Association, copies of which are attached hereto, marked
Exhibits "C" and "D" respectively, and by reference made a part
hereof. The By-Laws of the Association shall be the By-Laws of
the condominium. Each apartment owner shall be a member of the -
Association by virtue of his ownership of an apartment and shall ~
be divested of such membership with respect to any apartment upon ~

termination of his ownership interest in that apartment, all as
more particularly set forth in the Articles of Incorporation of
~ the Association. The Association may delegate part or all of its
~

duties to a managing agent.
ARTICLE VIII: VOTING RIGHTS OF OWNERS
The voting rights of owners shall be as provided in the -
Articles of Incorporation and the By-Laws of the Association.
ARTICLE IX: MAINTENANCE, REPAIR OF CONDOMINIUM; ALTERATION OF
COMMON ELEMENTS
A. Maintenance and repair. Maintenance and repair of apart-
~ ments and the common elements shall be as follows:

~ limited common elements of the condominium and all
