As here- tofore provided, the comaaon elements shall include all portions of the apartment buildings not included within ~ an apartment and all conduits, ducts, plumbing, wiring, and other facilities for the furnishing of utility services contained in the portions of an apartment ~ servicing part or parts of the condominium other than the apartn~ent within which contained. ii. The apartment owner shall maintain, repair, and replace _ at his expense all portions of his apartment as hereto- fvre defined which shall include but not be limited to service equipment, such as dish washers, waste dis- posals, refrigerator, oven and range, whether or not such items are bui18 in equipment; interior - fixtures such as electrical and plumbing fixtures; floor coverings and inside pai.nt and other interior wall finishes. It is specifically understood that the apart- , ment owner shall not paint or otherwise decorate or i in manner change the appearance of any portion of the i ~ - exterior of the apartment building, without express written approval of the Association. The apartment owner shall have the responsibiYi.ty to report to the Association any defects or need for repairs for which the Association is responsible. B. Right to enter and repair in emergencies. In case of any emergency originating in or threatening any apartment regardless of whether the apartment owner is present at the time of such ~ emergency, the Association or any person authorized by it shall ~ ~ have the right to enter such apartment for the purpose of remedying ~ or abating the cause of such emergency.
