minium pursuant to the terms of Article XN hereof,
and any balance of such proceeds remaininq in its
possession after payment in full of the cost of repair
or restoration shall be paid over by the insurance
trustee tQ the owners in the san~ proportion as the
share of each owner in the conmwn elementa appur-
tenant to his apartment, after first paying out of
the share of each owner the anwunt of unpaid liens
on his apartment in the order of priority-of such liens.
iii. Certificate. In acting hereunder, the insurance
trustee shall be entitled to rely on a certificate
duly executed by the president and secretary of
the Association as to the identity of the owners
and their respective interest in the common elements
and as to such other matters as-the insurance
trustee shall have requested to be certified.
E. Association as agent. The Association is hereby ir-
revocably appointed aqent for each apartment owner and for each
owner of a mortqage or other lien upon an apartment and for each

ARTICLE XIV: REPAIR OR RECONSTRUCTION

In the event of damage to or destruction of any portion
or all of the condominium as the result of fire or other casualty
the Association shall arrange for the proper repair and restoration
of such damaged property, including any damaged apartment and any

~ kitchen or bathroom fixtures and other equipment initially installed
~ thezein by the Developer, but not including any wall, ceiling, or
floor decorations or coverings or other furniture, furnishings,
