for the Condominium. The aforesaid rights in the Developer shall
be covenants runninq with the land and shall survive any ~termi-
nation of the Condominium.
ARTICLE XXI: DEVELOPMENT OF SURROUNDING ARSAS
- Developer owns lands adjacent~to and in the vicinity of
the condominiwa, including lands lying 1~est of State Road A-1-A,
on which lands develop~ent is presently taking place or is con-
templated. It is specifically understood that the conunon elements
of the condominiwn are hereby declared to be subject to perpetual
and non-exclusive easements in favor of the Developer and the
owners in such future developments for ingress and egr~ss and

for the furnishing of utility services and other services and ~

facilities as may from time to time be reasonably required for F
the main~enance, operation, use and benefit of such future ~
developments. The easements as aforesaid shall survive termination
of the condominium.
ARTICLE XXII: COMPLIANCE AND DEFAtJLT
j ~ A. Compliance and defau~lt. Each apartment owner shall be

governed by and shall comply with the terms of the Declaration of

Condominium, Articles of Incorporation, By-Laws, and the Regulations :
adopted pursuant to those docwnents, and all of such as they may be
amended from time to time. Failure of an apartment owner to comply
with such documents and regulations shall entitle the Association
or other apartment owners to the fol].owing relief in addition to
the remedies provided by the Condominium Act of the State of
Florida:
~ i. Negligence. An apartment awner shall be liable for

the expense of any maintenance, repair or replace-
~
~ ment rendered necessary by his negligence or by that
\
~ of any member of his family or his or their guests,
employees, agents or lessees, but only to the extent
