Such pawers and duties shall be exercised in accordance with the prov~sions of the Declaration of Condaninium and shall include but not be limited to the following: i. To levy and collect assessments against members to defray the costs of operating the Condominium and to utilize the proceeds of assessments in the exercise of its pawers and duties; ii. To maintain, repair, replace, and operate the Condo~ninium and the property comprising the same, including the riqht to reconstruct improvements after casualty and to make further improvements to the Condominium property; iii. To employ and dismiss personnel necessary for the maintenance and operation of the Condominium; ; iv. To contract for the operation and management r ~ ` of the Condominium and to delegate to the con- ~ in ~ rt all of the ers and duties of tract g pa y P~ the Association except those which~may be specifically required by the Condominium Act, Declaration of Condominium, Articles of Incor- poration, or these By-Laws to be exercised by the membership of the Association or the board of directors. , v.
