(c) Repairs and maintenance. Cause the co~nrmon
elements of the condominium to be maintained,
repaired, decorated, refurbished and replaced
as may be necessary. Ordinary repairs, replace-
ment or alterations involvinq an expenditure of
more than Five Thousand Dollars ($5,000) for

any one item shall be made only with prior ~
written approval of the Board of Directors of
the Association. However, emergency repairs,
imm~ediately necessary for the preservation or
safety of any portion of the condominium or the t

safety of its occupants or other persons, or

required to avoid the suspension of any necessary
service, may be made by the Manager irrespective
of cost thereof, without such prior written
approval.
(d) Laws. Cause all such acts or things to be done
in or about the condaminium as shall be necessary
~ to comply with any and all laws, statutes, ordi-
~ .
~ nances and rules of all appropriate governmental
~ authorities affecting the premises, subject, how-
,

~ ever, to tlie limitation with respect to amount of ~
expenditure involved as provided in the immediately ~
preceeding subparagraph. ~
(e) Assessments. Collect all regular and special
assessments from the members of the Association.
The Association hereby authorizes-the Manager
~ to request, demand, collect, receive and receipt

~ for any and all assessments and charges which may
