Al1 records of the Association shall be kept at the office of Manager and shall be available for inspection at all reasonable times by the officers and directors of the Association. Manager shall render to the Association a state- ~ ment of its receipts and accounts for each calendar year no later than three (3) months after the close of such year. In conjunction with the accountant for the Association, Manager shall arrange for an annual audit of the books of account of the Association. The Association shall have the riqht to an external, ' ; independent audit provided the cost of the same ~ - and employment of such auditor be by the ~ . ~ Asspciation disectly and not through Manaqer. l Such audit shall be at the office of Manager.
