year. Manaqer shall perform a continual
internal audit of the financial records
relative to its services as Manager for the
purpose of verifying the san?e, but no inde-
pendent or external audit shall be required
of it. The Association shall have the right
to an annual external, independent audit
provided the cost thereof and the employm~ent
of such auditor be by the Association directly
and not through Manager. Such audit shall be _
at the of f ice of Manager . .
(iZ Budget. Prepare an operating budget setting
forth the anticipated receipts and disburse-
ments of the condominium for the ensuing year,
together with a statement from Manager outlining
the proposed plan of operation and justifying
the estimates made in the budget. Such budget
shall be submitted to the Association prior to

commencement of that new year for which it has
been made as provided in the By-Laws of the
Association.
~ (j) Contracts. Enter into contracts for the fur-
nishing of garbage and trash removal service,
vermin extermination service, cleaning service
and such other services as shall be necessary
to properly maintain and operate the condominium.
(k) Confer. Confer freely and fully at reasonable

times upon reasonable notice with the directors

~ of the Association when so required by them in
~ -
connection with the performance of Manaqer's
duties. The Association shall give sufficient
