If Manager shall voluntarily ~ advance for the Association's account any , amount for payment of any property obligations ~ or necessary expense connected with maintenance or operation of the condon?inium, the Association shall promptly, upon Manager's request, re- imburse such advanaes, or Manager, at its election, notwithstanding anything herein to the contrary, may reimburse itself out of the first funds accruing to the Association. (b) Manager's fee. As compensation for its services hereunder, the Association shall pay to Manager a basic Manager's fee of Ten Dollars ($10.00) per month per apartment. Such fee shall be paid to Manager in advance not later than the tenth day of the month . ~ (c) Cost of living adjustment. The basic Manager's fee herein provided for shall be increased or decreased from time to time to compensate for changes in the cost of living as computed by ` - reference to the Consumer's Price Index, U. S. City Average, all items (1967 = 100), published by the Bureau of Labor Statistics of the United S~ates Department of Labor.
