WITNESSETH, that if the said party of the second part
shal l fi rst make the payments and perfor~n the covenants here- ;
inafter aientioned on their part to be ~ade and performed, ;
the said parties ~of the first part hereby cove~ants and agrees ~
to-co~vey and assure to the said parties of the second part,
in fee slmple, clear of all encumbrances whatever, by a good
and sufficient warranty deed, the follorring described land,
. situate and being in the County of St. Lucie, State of Florida,

Lots 3 and 4, Block 5 of PARADISE ~
PARK, as per plat thereof on fi le
in Plat Book 8 at. page 17 of the
public records of St. Lucie County,

and the said parties of the second part hereby covenant and
~ agree to pay the said parties of the first part the sum of
TNENTY THREE THOUSAND FIVE HlfNORED AND NO/100 (E23,500.00) i
DOLLARS, less the down payment o~f ~3,500.00, for a net of ~
TMlENTY THOUSAND and NO/100 DOLLARS, together with interest from ~
date at th~ rate of lOX per annum, said principal and interest ~
being payable as folloNS, to-wit: ~
5300.00 on Movember 1, 1974 and =300.00 on the
lst day of each succeeding month thereafter for
s 12 ~onths, afterwhich the payments shall be
s250.00 each month together with interest of tOx
~ per an~um on the unpaid balance referred to above.
Each payment shall first be applied to the unpaid
interest and then to the principal. Privilege
~ of prepayment on any sum on princi pal i s granted

' I~surance and taxes for the year 1974 shall be
~ pro rated as of October 1, 1974, when the tax
~ bills come out on November 1, 1974.

~ ~ R ~he Sellers agree to make the First federal Savi~gs
end loan Association mortgage pay ment out of the
monthly payment referred to above.
AND the parties of the second part he reby further coveaant '
and agree to pay promptly when due the principal and interest and
other sums of money prot?ided for in this agreement; to pay all -
and singular the taxes, assessments, levies, iiabilities,
obligations, and encumbrances of every nature on said property; to
permit, com~nit or suffer no waste, impairment or deterioration
of said land or the improvements thereon at any ti~ne; to keep
the buildings now or hereafter on said land fully insured in a
su~ not less than tht a~ou~t remaining from time to time unpaid
in a company or companies acceptable to the parties of the first
~ part, the policy, or p~licies to be held by, and payable to said
parties of the first part and in the event any sum of money
~ becomes payable by virtue of such insurance the parties of the
~ first part shall have the right to receive a~d apply the same to
the indebtedness hereby secured, accounting to the parties of the
