(1) That certain Agreement and Easements dated June 1,
1971 and recorded in Official Records Book 203, Page
2531, public records of St. Lucie County, Florida.
(2) That certain Agreement and Easements dated March 1,
~ 1972 and recorded in Official Records Book 203, Page
2539 of said public records.of St. Lucie County, Florida.

~ tenances thereunta~belonging-or in anywise appertaining and the rents, issues
~ and profits thereof.
~ For so long as any part of the indebtedness secured by this mortgage shall
remain unpaid, the Borrower aqrees to maintain and care for the citrus~trees
and crops located or grown on the mortgaged property, such maintenance and
care to include cultivating, spraying, dusting, pruning, fertilizinq,
irrigating and protecting the trees and crops against damage by freezYng and
fire, all to be done in a good and husbandlike manner and in accordance with
standard methods of citrus grove caretaking generally recognized, accepted
and in use for citrus groves located in the vicinity of the mortgaqed
property.
This mortgage is subject to a first lien to Connecticut General Life Insurance
Company, first mortgagee, by numerous mortgage agreements and security
agreements. Borrower agrees that in the event of the default on its part
of any conditions or obligations to the first mortgaqee or in the event the
same is not timely cured that such failure to cure shall work an automatic
default of the indebtedness due the lender, and secured by the lien of this
~ mortgage, and the lender shall have the option, but it shall not be requi=ed,
- to take such steps as may be necessary to cure any default claimed by the
first mortgagee on behalf of the Borrower, as agent for the Borrower, any
sums of monies or costs incurred in the Ft}ri~nq ~d such default shall be
secured by a lien of the mortgaqe and secu'ri~y inteiest claimed by the
lender and the lender shall thereafter be at liberty to declare Borrower
in default.
