KNOM ALL MEN BY TNESE PRESENTS: That whereas we the under-
signed are the owners of property located in Saint Lucie County, Florida,
and more particularly described as follor+s:
Th at property~shown on the plat of Pinecrest Estates,
Unit No. 2, as recorded in Plat Book 17, Page 5, of
the Official Records of St. Lucie County, Florida.
THEREFORE, THESE PRESENTS WITNESSETH: That the parties to
this agreement, for and in consideration of the mutual covenants herein
contained, and the further consideration of One Dollar in hand paid by
each party to the other, receipt whereof is hereby acknowledged, and
for other good and valuable considerations, do herein and hereby covenant-
and agree one with the other, for ourselves, our heirs, successors, assigns,
and legal representatives, that as to said property above described, the
following restrictions are hereby placed upon our respective holdings as
come within the boundaries above described:
1. LAND USE AND BUILDING TYPE. No lot sh all be usec~ except
for residential~purposes. No building shall be erected, altered, placed,
or permitted to remain on any 2ot other than one detached single family
dwelling not to exceed two stories in height and a private garage for
not more than two cars .
2. DWELLING COST QUALITY AND SIZE. No dwelling shall be
permitted on any lot at a cost of less than ~9,000, based upon cost levels
prevailing on the date these covenants are recorded, it being the intention
and purpose of the covenants to assure that all dwellings shall be of a
quality of workmanship and materials substantially the same or better than
that which can be produced on the date these covenants are recorded at the
minimum cost stated herein for the minimum permitted dwelling size. The
ground floor area of the main structure, exclusive of one story open
porches and garages, shall not be less than 750 square _feet. .
~ 3. LOT AREA AND BUILDING SET-BACKS. No dwelling shall be
~ constructed on a plot having an area of less than 7,500 square feet,
~ and such plot shall be nat less than 60 feet in width at the front
~ bui lding set-back line. No dr+elling shall be erected nearer than 25
feet to the front lot line nor nearer than 30 feet to the rear lot line.
~ No dwelling sh all be erected nearer th an 6 feet to any interior lot line,
" except if an attached garage is not made a part of the dwelling, one
side yard shall not be less than 10 feet to permit access to a detached
garage. -
4. TEAiPORARY STRUCTURES. No structure of a temporary
character, trailer, hasement, tent, shack, garage, barn or other out- ,
building shall be used on any lot at any time as a residence either
temporarily or permanently.
