TO HAVS AND TO HOLD the same, together with the tenements, '

hereditaments and appurtenances, unto the said Mortgagee in fee ~

AND said Mortgagors do covenant with said Mortgagee that
said Mortgagors are indefeasibly seized of said land in fee
simple; that the said Mortgagors have full power and lawful right
to convey said land in fee simple as aforesaid; that it shall be
lawful for said Mortgagee at all times peaceably and quietly to
enter upon, hold, occupy and en~oy-said land; that said land is
free from all incumbrances; that said Mortgagors will make such 3
further assurances to perfect the fee simple title to said laad ~
in said Mort~agee as may reasonably be required; and that said
Mortgagors do hereby fully warrant the title to said land and
will defend the same against the lawful claims of all persons
whomsoever. _
PROVIDID ALWAYS, that if said Mortgagors shall pay unto the

Now should it become necessary to collect this note through an
attorney, I, we, or either of us, agree to pay all costs of such

collection, including a reasonable attorney s fee. The drawers and
e~ndorsers severally waive presentment for payment, protest and notice
