2. The !~lortgagee may, at his option. and without waiving his ri~ht to accele~ate the indebtedness hereby
secured and tu foreclose 1he same, pay either before ot efter delinquency any or all of those certain oblisations
required by the terms hereof to be paid by tht Mottgaaor far the protection of the mortgage security or fot tAe coi-
lec~ion of the indebtedness hereby secured. All sums so advanced or paid by the Mort~agee shall be char6ed into
the rtwrtaage account a~d become an inte~ral part thereof. subject in all respects to the terms. conditions. and
covenants of the afaresaid promissory note, and this mottgage, aa fully and to the same extent as though a patt
of the original indebtedness ev+denced by said ~ote and secuced by thia mort~age. exceptina however. that said
sums shall be repaid the Mortgagee fotthwith upon its demaad and be in addition to the regulat monthly install-
ments provided by the mQrt~age note. ~
3. That the abstnct or abstracts of title coverina the mortgaged property shall at-all times. durin` the life
of this mortgage, remain in possession of the Mortgagee and in event of the foreclosure of this mort6ase or other ~
trans~er of title to the mortgaged property in eatintuishment of the indebtedness secared hereby. sil right. title
and interost of the Nurtgagor in and- to any such abstracts of title shall pass to the purchaset or grantae.
4. To the estent of the indebtedness of the Mortfaaor to the Mortga`ee described herein or secured hereby,
the Mortgagee is hereby subrogated to the lien or liens and to the rights of the owners and holders lhereof of each
and every mortgage, lien or other incumbtance on the. land described herein which is paid and/or satisGed, in
whole or in part, out of the proceeds of th~ loan describad herein or secured hereby, and the tespective liens ot
said mortgages. liens or othet incumbrances. shall be and the samt and each of them hereby is preserved :nd shall
pass to and be held by the Mortgagee hereirt~as secutity fot the indebtedness to`-the 1lhortgagee herein described
oi hereby secured, to the same extent that it would have been preserved and would hare been passed to and been
held by the \lortgaaee hsd it been duly and regularly assigned. t~ansferred, set over, and delivered uato th~ Moct-
gagee by separate deed of assignmeot. notwithstanding the fact that the same may be satisfied and caacelled of
record, it being the intention of the partiea hereto that the same will be satis~ed and cancelled of record by du
holders thereof at or about the time of the recotdins ot this mortgage. .
S. In thc event the ownetsbip o[ thc mortsaaed premises, or any- part. thereof, becomes vested ia a person
other than the Mortgasor. the Mortgagee may, without notice to the Mortgagar, deal with such successor or suc-
cessws in interest with reference to ihis deed and the debt hereby secured, in the same manner as with the Mort-
gagor without in any way vitiating or discharsina the Mortsagor's liability hereunder or upon the debt hereby ,
secured. No sale of ~he ptemises hereby mortgased and no fotbearance on the psrt of the Mottgagee, and no ex- ~
tension o[ the time for the payment of the debt hereby secured given by the Mort6agee shall operat~ to release,
discharge, modify, chaase or affect the orisinal liability of the Mortgagor herein eithet in whole or in part.
6. The lien of this deed -secutes and shall continue to secure payment of said indebtedness or indebted-
i ness, however evidenced, whethet by said prmr?issoty note ot any renewal or extension thereof or substitute there-
~ for, or othetwise, until aU such indebtedness shall have been fully Qaid. ,

' 8. The tenns "Mongagor" and "Mottgagee" whenever used in this instcument shall include the heirs,
personal representatives, successors and assigns of the respective parties hereto. Whetever used the singular
number shall include the plural and the plural the singular, and the use of any gendet shall include all genders.
