- Purchaser, by acceptance and execution of this Receipt,
acknowledges that this purchase of a condominium unit at OCEAN '
VILI.IIGC OF HUTCNINSON ISLAND is subject iri every respect to the
Declaration of Condominium as to the condominium in which his unit
is located and ~xhibits attached thereto, includinq but not limited
to (whether the same are attached to the Declaration or referred to
~ therein), the By-Laws of the Association, Articles of Incorporation,
the Rules and Regulations, copy of projected operating budget, copy
of sales brochure and floor plan of apartment purchased by Purchaser,
and all Amendments to the aforesaid Declaration and Exhibits and the ,
Articles of Incorporation, By-Laws and Declaration of Covenants and i
Restrictions of the Property Owners' Association; and Purchaser
further acknow~edges receipt of and reading and examination of said
Declaration, its Exhibits, and budqett ~ales brochure and floor plan,
and acknowledges that each and every provision-of the foregoing is
essential to the successful operation and management of the Condo-
minium property and is in the best interests and for the~benef it of
all the owners therein. Purchaser and all owners of parcels in the
aforedescribed Condominium covenant and agree to abide by each and
every provision of said Declaration of Condominium and E~:hibits .
attached.thereto. Purchaser hereby ratifies and confirms and approves
all of the terms and provisions of said Declaration of Condominiwnt
and Exhibits attached thereto, and aqrees that the assessment under-
the Property Owners' Association documents referred to above and the
provisions thereof are reasonable, fair and equitable, and said Pur-
chaser acknowledges and canfirms that the Declaration of Covenants_
and Restrictions of the Property Owners' Association has.encumbered :
and ir.lpressed a lien upon the Condominium-parcel being conveyed to
Purchaser, as security for his obligations under the said Declara~
tion of Covenants and Restrictions of the Propert~r Owners' Associa-
tion and said Purchaser assumes the obligations as to the Property
Owners' Association as to his-condominium parcel. Purchaser conf irms
that all warranties, representations and inducements if any, are as
contained in the aforesaid Declaration of,Condominium and Exhibits
attached thereto; and the common expenses and the sums due under the
~ Property Owners' Association and other charqes are estimated only.
