2. The Alottgagee may, at his option. and without waiving his right to accelerate the iodebtedness heteby
secured and to forecluse the same, pay either befote o~ after delinquency any or all of those certain obligatio~s
required by the terms hereof to be paid by the Mottgagot for the protection of the mortgage security or fot the col-
lection of the indebtedness hereby secured: All sums so advanced or paid by the Mortgagee shall be charged into
the mortgage account a~d become an inte6ral part theceof. subject in all respects to the tetms. conditions, and
covenants of the afaresaid promissory note, and this mortgage. as fully and to the same extent as though a part
of the ori~inal indebtedness evidenced by said ~ote and secured by this mortgage~ exceptina howevet. that said .
sums shall be repaid the Mortgagee forthwith upon its demand and be in addition to the regular monthly install-
ments provided by the mortgage note. -
3. That the abstract or abstracts of title coverina the morigaged praperty shall at all times. during the life
oi this mortgage. remain in possession of the Alortgagee and in event of the [oreclosure of this mortgaae or other
transter o[ title to the mortgaged property in extinauishment o( the ir~debtedness secured hereby, all ri6ht. title
and interest of the Muctgagor in and to a~y such abstracts ot title shall Qass to the purchaser or gtantee.
' 4. To the extent of the indebtedness of the Mortgaaor to the Mottaagee desctibed hetein or secured Mereby,
the Alortgagee is hereby subrogated to the lien or liens and to the rights of the owners and-holders th~reof of each
and every mortgage, lien or othet incumbrance on the land described herein which is paid a~d!or satisfied, in
whole or in pact, out of the praceeds of the loan described herein or secuted hereby, and the respective liens of
said mortgaaes, li~ns or other incumbrances, shall be and the same and each of them hereby is pteserved and shall
pass to and be held by the Mortgagee herein as security for the indebtedness to the hlortgagee herein described
or hereby secured, to the same extent that it would have been pteserved and would have been passed to and been
hetd by the !1lortgagee had it been duly and regularly assigned, transferted, set over, and delivered unto the Mort-
gagee by separate deed of assignment, notwithstandina the [act that the same may be satisfied and cancelled of ~
record. it being the ~ntention of the parties hereto that the same will be satisfied and cancelled of record by the
holders thereof at or about the time of the recordin6 of this mortgage.
S. In the event the ow~ership of the mortgaged preEnises. w any part thereof. becomes vested in a person
other than the Nortgagor. the ~+tortgagee may. without notice to the Mortgagor. deal with such successor ot suc-
cessors in interest with reference to this deed and the debt hereby secured, in the same manner as with the Mort-
gasor without in any way vitiating ot dischat~ing the Muttsagor's liability hereunder or upon the debt hereby
secured. No sale of the premises hereby mort~aged and no forbeacance on the part of the Mort6agee, and no ex-
tension o[ the time for the payment of the debt hereby secured given by the Mottgagee shall operate to release.
discharge, modify, change or affect the original liability of the Mortgasor herein eith~r in whole or in part.
6. Tht lien ot this deed secures and shall continue to secure payment o[ said indebtedness or indebted-
f ness. however evidenced. whether by said promissory note or any renewal or extension th~reof ot substitute there-
for. or othetwise. until all such iredebtedness shall have been fully paid.
