WITNESSETH
- THAT if the said parties of the second part shall first
make the payments and perfona the covenants herei,~after mentioned
on their part to be made and perforn?ed, the said parties of the first_ ,
part hereby covenant and agree to convey and assure to the said ,
parties of the second part, their heirs, executors, administrators,
or assigns,-in fee simple, clear of all incumbrances whatever, by a

and agree to pay to the said parties of the first part the-sum oP
EIGHT THOUSAND SEVEN HUNDRED FIFTY DOLLARS ($8,750.00) in the follow-
ing manner:

$1,200.00 which has already been paid by the said
parties of the first part pursuant to a Contract For Sale and,
Purchase and which has been credited towards the aforementioned

~ - $550.Q0 as the balance of the down payment, payable
~ in full ninety (90) days from the date of this Agreement, together
with interest thereon from date at the rate of 108 per annum until
maturity and evidenced by a promissory note of even date herewithf
The remaining balance of $7,000.00, together with
interest thereon from date at the ~ate of 10$ per annum until
maturity, shall be payable in 84 equal monthly installments of
$116.21 on the 30th day of each month, the first of which shall be
payable on December 30, 1974;
And to pay all taxes, fees, assessments or impositions that may
~ be legally levied or imposed upon said land during the term of
this Agreement.
IF the said parties of the second part fail to make any !
~ of the payments or any part thereof, or to perform any of the covenants

~ on their part hereby made and entered into, the parties of the
~ first part may accellerate the obligation hereunder and declare all
~ remaining installments due and payable in full at once, and this
