commencing December 1, 1974 and continuing until December 1,
1978 for all taxes, assessments or other impositions levied
~ upon the property. In the event the taxes, assessments
imposed upon the property for any year exceeds $300 the parties '
of the second part agree to reimburse the part~es of the first ~
~ part fo~ such excess within 30 days of presentation of
i evidenc~ of the excess amount paid. In the event, that •
taxes ahd assessments imposed upon the property for any year
is less~than $300 the parties of the first part will reimburse
~ the par~ies of the second part. The parties of the second
part ag~ee to obtain the financing necessary to satisfy the
balance d~{e hereunder by December 1, 1~78, and agree that ~uch
unpaid balance will be due on December 1, 1978, regardless of
whether they are able to obtain conventional financing for
