erected thereon. together with and including all of the boilers, machines, heatiag plant. lishtins plant. and all
plumbina apparatus, fixtures; appliances, ventilating equipment. toilets, basins, elecuic heating and li6htinf
plants. li~htins fixtures, power machinery, plant or piants ior running and operation of passen~er or other ele-
vators, includini passenger and other elevators, venetian blinds, refrigerators, ranges, awnings snd shutters. now
or hereafter located in the building upon said land, and all other machinery, appliances and appuatus now or
hereaftet placed on said premises. either in renewa! or replacement o[ fixtures, machinery, appliances and ap-
purtenances oriainally installed on said preefiises. in connection with the completion thereof_or in addition thera
to. which may hereafter be placed upon the above described land. which said fixtnres, machinery. appliances and
appurtenances the 4loctaagor warcants shall be free [rom any encumbrances, retention of title ot other claims in
favor of any other person and that this deed shall be a[irst lien thereon.

TO HAVE AND TO HOLD all and singular the said property hereby conveyed. mortgaged, pledged or as-
signtd by the Mortgagor, or intended so to be. unto the Mortgagee, in fee simple.

And the Nbrt~s~or covenants with the Mortgagee. that the Mortgagor has full power and lawful ri6ht to
convey said land in fee simple as aforesaid; that it shall be lawful for the Moct6aEee at alt times peaceably aod
` quietly to enter upon. hold. occupy and enjoy said land; that said land is iree from all encumbrances except as ~ ~
may be herein desccibed; that the Mortgasor will make such further assurances to perfect the [ee simple title to ~
said land in the Mort~a6ee as may reasonsbly be tequired; and that the Mort~agor hereby fully watrants the title
to said land and will defend the same against the lawful claims of all persons whomsoever.
