WARRANTY DEED

THIS WARRANTY DEED, made the day of December,
A. D. 1974 by JOSEPH W. GUSTTLER and GUETTLER, his wifef
LEANDSR H. NOELKS and MARY E. NOELKE, his wife; and CDCIL M.
PRUITT and CECILIA G. PRUITT, his wife, hereinafter called the
Grantor, to DAVID L. WALKER, P. O. Box 1356, Fort Pierce,
Florida 33450, and JOHN S. BRUMBACK, JR:, as tenants in common,
of the same address whose post office address is:

hereinafter called the Grantee: ~
(Wherever used herein the terms "qrantor" and
"qrantee" include all the parties to this in-
-strument and the heirs, legal representatives
and assigns of individuals, and the successors
and assiqns of corporations.)
WITNESSETH: That the Grantor, for and in consideration
of the swn of $10.00, and other valuable considerations, receipt
whereof is hereby acknvwledged, hereby grants, bargains, sells,
aliens, remises, releases, conveys and confirms unto the Grantee,
all that certain land situate in St. Lucie County, Florida, to wit:
The West 1/2 of the SE 1/4
of Section 24, Township 35 South, Range 38
East. TOGETHER with 1974-75 citrus crop and
all oil and mineral rights owned by Grantor.
TOGETHER, with all the tenements, hereditaments, and
appurtenances thereto belonging or in anywise appertaininq.
TO HAVE AND TO HOI,D , the same in fee simple forever .
AND the Grantor hereby covenants with said Grantee
that the Grantor is lawfully seized of said land in fee simple;
that the Grantor has good riqht and lawful authority to sell and
convey_said land; that the Grantor hereby fully warrants the title
i to said land and will defend the same against the lawful claims of
i all persons whomsoever; and that said land is free of all encum-
~ brances, except taxes accruing subsequent to December 31, 1973.
