bly incurred or paid at any timc by said Mortgagee, because of the failure on the part af said Mort-
gagor._e, to perform, comply with and abide~ by each and every the stipulations, agreements, con-
ditions and covcnants of said promissory note...._ and this deed, or either, and every such payment

3. To keep the buildings and improvements now ar hereafter on said land and personal
property co~~ered by tnis niortgage insured against loss or damaKe by fire

policies held•by and payable to said Mortgagee, and in the crcnt any sum of money becomcs pay-
able under such policy or policies, the ~Mortgagee shall have the option to receive and apply the
same on account af the indebtedness hereby secured or to permit the Mortgagor..~. to receive and
use it or any part thereof for other pttrposes, without thereby ~vaiving or impairing any equity,
lien or right under or by virtue ot this mortgage, and may place and pay for such insurance or any
part thereof not placed or paid for by Mortgagor.e_, without ~vaiving or affecting the option to
accelerate maturity or any right hereunder, and each such payment shall bear interest from date
at the rate of per cent. per annum and with such interest be secured by this mortgage

4. If any of said sums of money herein referned to be not promptly and fully paid within
