At the request of your attorney, Mr. Walter 1~I. Meginniss, I am writing this
letter to you concerning the above-captioned duplex dwelling which you are
purchasing from Beach Club Colony of Stuart, Inc. I am ~attorney for that com-

pany. ~
~ In connection with your purchase, you will receive a Certificate for one share
~ in the membership to Beach Club Colony on the Ocean, Inc, a Florida non-
profi# corporation. This corporation presently holds title to a strip of land
fifty feet wide on the Atlantic Ocean which will be used solely and exclusively
for yourselves and owners of other duplex dwellings in Beach Club Colony.
In addition, and at a later date (as soon as certain legal comnlications hav~
been resolved) Beach Club ColonYon the Ocean, Inc_ will receive a convev- _
ance of certain rights and privileges to a Marina on the Indian River, You
