HomeMy WebLinkAbout0434 ; 4 ~ i (3) Parking areas and roadways; _ ~ (4) School sites and other com~?unity facility sites; and, ~ i (5) Non-residential areas and the buildings, accessory u~es, and parking and loading facilities for-those non-residential areas. ~ ; ~ Common open space (land reserved primarily for the leisure and recreat- ~ ional use of the Planned Development Project residents and owned and ~ maintained in com~non by them) shall comprise at least twenty (20) } percent of the total gross area of the Planned Development Project (fifty (50) percent of required open space) and shall be improved to be used for recreational or park purposes for the collective enjoyment and use of the occupants of the development. At the request of the developer and subject to approval by the County Commission, use of recreational facilities may be offered to the general public by the developer and/or owners. ` T'he remaining fifty (50) percent of the required open space, i.e., i that not to be improved for recreational activities, may also be a improved or may be left in its natural state. Areas devoted to natural ~ or improved floodways and those areas encumbered by flowage, floodway, ~ or drainage easements may be applied to satisfying this portion of the total open space requirements. All and shown on the Final Plan as common open space must be conveyed under one of the following options: (1) It may be conveyed to a public agency which will, upon acceptance,agree to maintain it and any buildirigs, structures or improvemerits which have been placed on it:_ (2) It may be conveyed to trustees provided in an indenture establishing an association or similar organization for the ~ maintenance of the planned development.
